LA ALDEA - TULUM / BUILDING SPECIFICATIONS

1.) Foundations:
Foundations of stone masonry, concrete footings and blocks

2.) Structure:
The floor structure of the apartment areas is made of slabs formed with prefabricated concrete blocks and girders resting on the cross beams, closures and main beams transferring the loads to the walls through reinforced concrete leveling closure girders and to the beams, according to their cross-section. Bearing walls to be made of cinder block with columns and concrete tying closures.

3.) Walls:
a.) All interior and exterior walls will be built with 15 x 20 x 40 cm. hollow cinder blocks; except for the walls in the dressing room and the internal partition of the bathrooms, which will be 10 x 20 x 40 cm. They will be joined by cement-sand mortar at a 1:5 ratio.
The walls will be reinforced with reinforced concrete columns and closures.
Interior walls will be finished with a fine cement-sand grout and the exterior walls will be finished with a cement-coarse sand grout.
b.) Rooftop slabs will have be finished with a lime-sand mortar and waterproofed.
c.) The sloped roof slabs will be made of 15 x 60 x 60 cm. polystyrene blocks (unicell) and waterproofed with a final cover of clay tiles.

4.) Interior Finishing:
a.) Wall Finishing:
Interior walls will have fine finishing with 1:5 cement-sand mixture, with paint.
Exterior walls will be painted with “Vinimex” brand (or similar) vinyl paint.
Wet areas of the bathrooms will have ceramic tiles.
Kitchen walls, exclusively between the cabinets and the breakfast bar, will be covered with ceramic tiles; the rest will have fine mortar finishing.
Finishing for all interior floors and terraces will be with ceramic tiles.
Finishing for the floors in the exterior areas and garage will be with whitewash cement-sand grout inlaid with river rocks.
b.)Roofing:
Sloped roofing will be covered with clay roof tiles.
The interior ceilings will be finished with 1:5 cement-sand, with paint.
The interior roofing finishing will have wooden beams made of tropical hardwood such as sapodilla, chechen or similar.

5.) Electrical Installation:
Electrical and ducting material will have different diameters and calibers according to the type of electrical project.
Light switches and accessories will be “Lunare” brand or similar. All electrical outlets and light switches will be grounded with physical ground.
Telephone and cable TV ducts will only be available in the living rooms and the two bedrooms.
Ductwork does not include wiring.

6.) Plumbing:
Pipes will be different diameter CPVC , “Floward” brand or similar.
The “La Aldea” complex will have a water tank.

7.) Sewage Installations:
Will be PVC piping and water meters connected to the sewer system.

8.) LP Gas Installation:
Type “L” copper or polypropylene with a stationary tank, with valves and pressure regulator for water heaters, stoves and ovens.

9).) Carpentry:
All doors will be wooden with flat varnish coating on both sides.
The closets and dressing room will be wooden with flat varnish on both sides.

10.) Windows:
Aluminum and glass.
The windows and patio doors will be sliding glass with sliding mosquito screens.

11.) Bathrooms:
Toilets will be one piece, “Alta Marea” brand or similar.
Bathroom fixtures will be in wood with a ceramic and wood covering or similar.
Faucets will be “Helvex” brand or similar for the sinks and showers.
Oval vanities for the sinks will be marble and/or stone.
Jacuzzi in the master bedroom will be “American Standard” or similar.

12.) Air Conditioning:
“LG” brand or similar mini-split system in bedrooms and the living/dining area.

13.) Kitchens:
Cabinet doors will be wood with flat varnish.
Counters will be “Santa Cecilia” granite or similar.
The kitchen sink will be “Teka” brand or similar stainless steel with “Helvex” or similar brand
sink faucets.
Stainless steel stove with four burners and oven, “Teka” brand or similar.
Stainless steel overhead fan, “Teka” brand or similar, with smoke extractor and light.

14.) Equipment:
a.) Water pressure system with automatic control.
b.) Water-softener system.
c.) Each apartment will have its own gas water heater, “Rheem” brand or similar.
d.) Stationary LP gas tank.

15.) Exterior Areas:
a.) Apartment access and parking area:
The parking area will be paved with whitewashed concrete inlaid with river rock.
b.) Swimming Pool:
Epoxy paint or similar.
Filtering system
Underwater lamps
c.) Garden areas:
Grass lawn placed on a sub-base of 5 cm. of black soil.
Regional species of plants and bushes
d.) Optional Roof Gardens, would have a Jacuzzi, a pergola made from tropical hardwood, countertop and sink for events, whitewashed cement seats (cushions not included), and a whitewashed concrete floor inlaid with river rocks.
